Dear Moiz,
 
Your client's case clearly falls within the ambit of Sec. 54 of The Income Tax Act. Hence, he has following options to save LTCG Tax:
 
Option A : Buy another residential building with or without tenants.
 
Option B : Buy ownership flat and need not stay.
 
Option C : Invest in Bonds.
